Shariah-Compliant Investment Model (Murabaha)
Our Shariah-compliant investment route provides a fully debt-free, interest-free structure using a certified Commodity Murabaha Agreement, designed in accordance with Islamic finance principles and independently certified by Khalij.
Investors participate through a Murabaha sale agreement, where Rise Capital purchases Shariah-approved commodities and resells them at a pre-agreed markup, ensuring halal profit (not interest) and full Shariah compliance.
Investor funds are deployed into UK residential property developments, secured by a first legal charge on the asset and a debenture over the SPV’s assets.
Unlike conventional investments, our model eliminates all interest (riba), debt-based leverage, and third-party bank involvement.
No third-party debt
Projects are entirely equity-funded. No loans, no interest payments, and no bank dependency.
The Murabaha model is certified as Shariah-compliant by Khalij, a trusted Islamic finance advisory and commodity trading facilitator.
You earn fixed profit, not interest, with your capital secured by a first charge over UK residential property.
We provide investment opportunities across the capital stack to allow our investors to select a product that aligns with them.
High Risk & Return
Low Risk & Return
Also covers up to 90% of the capital stack but structured without interest. Instead, investors enter a Murabaha (cost-plus trade) agreement with the SPV to earn pre-agreed profit derived from tangible asset-backed development — fully Shariah-certified.
We’ve removed the banks from the equation, offering you great annual returns plus equity, all secured by 1st charge. It’s simple, straightforward, and designed to keep your interests at the forefront. Because your capital deserves nothing less.
No bank loans, no leverage, and no interest exposure. Your investment complies with Shariah at every level.
Your returns are granted through trade and development gains, not lending or speculation.
The structure is reviewed and certified by Khalij, who also facilitates the underlying commodity trades.
Your capital is backed by a legal first charge and protected through a regulated escrow process and Security Trustee.
Your funds are held in a third-party escrow account and released only on reimbursement terms when certified by an independent monitoring surveyor (IMS).
You receive formal profit statements, helping you track earnings and maintain clear records for zakat and tax submissions.
